Square footage
The biggest driver. A single-car, two-car, and three-car garage each use different amounts of material and labor. Larger slabs cost more overall but often less per square foot.
Concrete condition
Cracks, spalls, pitting, and oil contamination all add prep time. A sound, newer slab is cheaper to coat than a weathered one that needs significant repair.
Existing coating removal
If a previous coating or paint is failing, we grind it off before recoating. That extra step adds labor to the quote.
Moisture mitigation
If the slab tests high for moisture, a mitigation primer is required so the coating won't fail. Common in low-lying coastal areas — and worth it.
Vertical / stem walls
Coating the bottom of the walls (cove base) or steps adds surface area and detail work.
Coating system & flake
A full polyaspartic build costs more than a basic epoxy. Full-flake broadcast and premium color blends factor in too.
